House Hunting

We are house hunting agian.
Well, maybe not house hunting, per-say. More Finance Hunting, because we know which house we would like. It's one that we saw about 4 years ago, when we were looking for our current house. when we looked at it the first time, there were a lot of repairs needed. So many you could say it was completely unliveable. Now, it's been brought up to liveable. half the repairs still need doing to make it an awesome house, But we are up to the job.
It's become our 5 year plan. fix the house up to make a profit, while my wife goes to school.
Here is a fun list of
The job we are in for:

Mow the Super High Lawn.
Fell some Trees (4+).
Chop up already fallen trees.
Replace the back beck (it's unsafe, and the rout we need to take all the big stuff into the house.)
Locate the Septic Tank, and have it inspected
Roof Eve Troughs and Facia
Replace missing window screens
replace exterior doors
Redo Stairs to Basement Entrance
Redo Cover over Basement Entrance
Put up a fence for the dogs
Tear-up second mini deck, that is also not safe.
Close off secondary structure until it has been made safe, or is taken down.
Redo the washroom
Electrical (move breaker panel out of closet, and into the basement)
Electrical cleanup and repair (Downstairs is a mystery)
Drywall Repair/Replace (Basement)
Insulate front boot room / entrance
Repair or replace flooring where there has been water damage
Window fixtures, buy and install
Kitchen appliances
shelving in laundry room
Closet doors

and I am sure more will come up as we do all of these.
Wish us luck. Our budget will need it.

Investigate giant covered area in the basement (is it a root cellar, or just a hole? how big a hole? and why is it there?)

Farther down the line:

Turn window to boot room into a ledge for the cats
Add walkways
Terrace the yard
new railing to basement (inside)
Replace fire pit with a good one
Deal with secondary structure (take down and replace, or repair and make livable)
Replace remaining older windows
Build a green house
Replace front Steps
awning, or something to prevent water from downstairs windows
buy a snow blower
cleanup and improve the flowerbeds
replace basement flooring
look into changing the strange ducting
Wood Furnace (keep or ditch?)
Dropped (t-bar) ceiling in the basement
lighting (basement)
Ceiling Fan (bedroom)
Windows (need light in basement)
